Concrete Contractor in Manhattan Beach, CA - Driveways and Patios Built on Solid Ground
Redondo Beach Concrete Company is a concrete contractor working in Manhattan Beach, CA. We tear out and replace driveways, patios, walks and steps, and pour footings and slabs, with the ground under them dug out and packed first.

Big houses, small lots and tight alley access
Manhattan Beach puts a lot of house on a small lot. Near the sand, garages often open onto an alley and the front is a walk street or a strip of yard, and many of the older beach cottages have been replaced by bigger houses that sit close to the property lines. Farther inland the lots open up a little and driveways get longer, but tight side yards are still common. We're a concrete contractor in Redondo Beach, CA, a short drive south, and we do the same kind of work in Hermosa Beach and back home in Redondo Beach.
That changes how a job here starts. Before we talk about the new slab, I work out how the concrete gets from the truck to your forms and where the old slab goes when it comes out.
What we know from working in Manhattan Beach
Permits here go through the city's Community Development department, which takes applications for construction, repair, alteration and demolition work. If your job needs a permit, I tell you up front and we handle the paperwork, but the city makes the call on what's needed, so we check with them before we set a start date. That review usually decides when we can start more than our own calendar does. Business licensing in Manhattan Beach runs through the city's Finance Department, so that's the office to ask about a contractor's city business license.
Price comes down to what we find on your lot. Size matters, and so does tearing out an old slab and hauling it off, how much soft sand we dig out and replace with packed base, whether the slab gets rebar, the steel bars that hold it together if it cracks, and the finish you pick. Narrow streets and alleys with cars parked along them mean we plan where the truck sits and sometimes pump the concrete in, which adds to the job. The schedule moves with the permit, the weather on pour day and the cure, the days the slab needs to harden before you use it. It's the same list we price by in Gardena and the other cities we work in, and after I measure your site, the estimate I write shows what's included.

Sandy ground needs a packed base, not a raked one
Most of the ground we dig into here is sandy, and sand that's only raked level will settle under a slab and take the concrete down with it. So we dig out the soft stuff, bring in base rock and pack it in layers, because the subgrade, the ground the slab sits on, decides more about how long your driveway lasts than anything you'll see on top. If the budget gets tight, I'd rather you go plainer on the surface, a broom finish that gives shoes and tires some grip, than skimp on the base. If you want stamped or colored work, our decorative concrete goes on the same packed base.
Lots that slope toward the street or the alley, and houses built close to the lines, leave the water fewer places to go. Before we set forms I check where the water runs now and where it'll run after, so the new slab falls away from your house instead of toward it.

How a concrete job runs when you call us in Manhattan Beach
Call us or send the form
Call (424) 402-3940 or use the form and tell us what you're dealing with, whether it's a cracked driveway, a sinking walk or a patio you want built. A couple of photos help me see it before I come out.
I walk your site myself
I look at the old slab, the slope and how a truck gets in from the street or the alley. I'll ask how you'll use the concrete, because a car on a driveway needs more under it than a patio chair does.
You get a written estimate
The estimate spells out the prep under the slab, where the joints go and the finish on top. That way you can compare it line by line with anyone else's.
We handle permits and utilities
If the city needs a permit for your job, we take care of the paperwork and start once the city gives the go-ahead. We also get utility lines marked before anyone digs.
We dig, pour and clean up
Our crew digs out, packs the base, pours and finishes, and I work alongside them, then the slab cures before anyone uses it. We leave the site clean and tell you when it's ready to walk on and when it's ready for a car.

Manhattan Beach concrete questions, answered
How do I get a permit for concrete work in Manhattan Beach?
Permit applications start online through the city's Citizen Self Service Portal, and the city's Building and Safety office lists most excavation among the work that needs a permit. If your job builds or changes a sidewalk, alley or the street, permits may also be needed from Traffic Engineering and/or Public Works. I tell you up front if your job needs one, and we take care of the paperwork.
When can concrete work and inspections start in Manhattan Beach?
Work and inspections begin only after the city approves and issues the permit. After that, only an active contact listed on the permit can request inspections, and a project can have up to three inspections a day. We set the pour date around those inspections.
Which building codes apply to new concrete plans in Manhattan Beach?
The 2025 California Building Codes are in effect as of January 1, 2026, and any plans submitted to the city now have to meet them. That matters most for footings, slab foundations and other work that goes in with drawings. If your project has plans, we build to what the city approves.
How long does a Manhattan Beach building permit stay valid?
An issued permit becomes invalid unless work starts within 12 months after it's issued. Before that, a plan check expires if no permit is issued within 12 months of the application date. If either one runs out, you can ask the city for an extension or reinstatement through its online form.
How much does a new concrete driveway cost in Manhattan Beach?
Your price comes from a written estimate after I measure your lot, because two driveways the same size can cost quite differently here. The biggest swings come from access, like pumping in from an alley, and from how much soft sand has to come out under the old slab. Stamped or colored finishes cost more than a plain broom finish.
What causes new concrete to crack, and will mine crack like the old one?
Concrete cracks, and anyone who promises it won't isn't being straight with you. What we control is where and how much, by packing the base so it doesn't settle, not pouring in midday heat that leaves a weak, dusty top, and cutting control joints, shallow grooves that give the slab a straight line to crack along. An old slab that cracked all over usually had one of those skipped.
